SITUATION

A Fortune 100 leader in the technology and data sector needed Glover to prepare a demoed prison site for future development as a data center campus.

While a final permit was being approved and the general contractor onboarded, Glover worked in the interim to solve a number of constructability concerns with the design, including balancing the site, relocating stockpile areas, and providing some solutions to future accessibility issues based on experience.

SOLUTION

Demolition and site preparation for 200-acre footprint

Glover was contracted for the first two phases of a three-phase data center development project. The project site was 200 acres, with three additional auxiliary sites totaling 20 acres. The initial phase included approximately 90 acres of site preparation, including a construction trailer and parking area, an on-site concrete plant and area for waste soils, contractor parking and break tents, a county substation, and the building pads for the main data center campus.

Glover led the clearing and grubbing of the entire site footprint, the establishment of erosion and sediment control measures, construction of haul roads, a 200 LF extension of a Virginia Department of Transportation road, construction and pavement of a temporary cul-de-sac, and earthwork and utility installation associated with the development of the first 60 acres. Additionally, Glover was responsible for several demolition activities, including the takedown of a 120-foot water tower.

OUTCOME

  • The project was completed on time
  • Zero recordables, safety incidents, or environmental reportables
  • Over 1,000 cubic yards of manual rock removal in utility excavations (blasting not permitted)
  • Approximately 500,000 cubic yards of cut-fill operations
  • Significant aggregate placement for building pads, roads, parking lots, and auxiliary areas
